Your buildings are here. Your vendor should be too.

Somewhere in your portfolio there is a pin on the map near Santa Rosa, Sacramento or Stockton, and someone has to keep that building clean to the standard you sold. If you manage property in this part of Northern California for a national or regional firm, Arbor Janitorial is a local company ready to fill that seat. You can sign with us directly. A regional firm with a few addresses here is as welcome as a national one with many.

The building stock out here is mixed. Professional offices and medical suites sit in Santa Rosa, Roseville and Folsom. Tasting rooms and event spaces run through wine country. Schools and churches anchor the smaller towns, and warehouse and light industrial space lines the valley around Stockton, Tracy and Lathrop. Whatever your client occupies, Arbor can treat the job as your account first, so the cleaning lines up with what you promised the occupant.

Work you can route to us.

Anything on the Arbor service list can go on a ticket or into a recurring contract. That starts with nightly or weekly janitorial services and evening office cleaning, plus commercial cleaning for shared lobbies, corridors and common areas in multi-tenant buildings. While tenants are in, day porter services look after a busy lobby, restroom core or break area through the working day.

Periodic and one-time jobs fit the same account: floor care from scrubbing to stripping and refinishing, carpet cleaning, restroom deep cleaning, disinfection of touchpoints and shared rooms, and post-construction cleaning once a tenant improvement wraps. Suites for doctors and dentists follow the practice’s own protocol, as our medical and dental page explains.

Clearing your vendor review.

Most vendor reviews begin with a document request, so ours is ready to send. Fill in the form on the Arbor contact page, say you need onboarding documents, and the packet arrives by email from our operations staff, addressed to the person who asked.

Insurance tends to be the next box. Arbor holds a general liability policy written at $1M each occurrence with a $2M aggregate limit, keeps an umbrella policy above it, and covers every crew member under workers’ compensation. Tell us who belongs on the certificate, your firm and the client whose building it is, and both go on as additional insureds, with the COI in your hands inside one business day.

Then the people. Nobody from Arbor works in one of your buildings until a background check has come back clear, and every crew shows up in uniform. Some properties add their own layer, for instance extra screening for a secure floor, a badge handed out by building security or an escort past certain doors, and those house rules become part of our job.

How a ticket moves through Arbor.

Dispatch to us through the work-order system your firm already runs, whichever one that is. We accept, update and close tickets inside it, so the status sits where your coordinators already look.

Anything marked urgent hears back from us before the day is out, and urgent calls are answered through nights and weekends, which counts when a spill or an overflowing restroom hits a building on a Saturday. The ticket’s not-to-exceed figure is our ceiling. Should a job need more than that, the extra waits until you give a yes.

Evidence the work was done.

Each visit leaves a record of when the crew came in and when it left, so a client asking about last Tuesday’s service gets an answer without anyone making a call. Close out an emergency ticket or a single-visit project and you receive photos or a short completion note with it.

Recurring work gets a second layer. Arbor supervisors inspect the buildings on your account and pass the inspection reports or scores along to you, which gives you real material for your next sit-down with the owner.

One account manager for every building on your list.

Your firm deals with one named account manager for everything you hold with Arbor, from a single suite in Petaluma to a cluster of buildings around Sacramento. If your account manager is out of reach, call our operations manager next; that is the escalation path, and it keeps a problem from waiting on one voicemail.

Bring several Sonoma County, Sacramento-area and Stockton-area buildings aboard together and they share a single service calendar. Billing splits by building or by individual ticket to suit your payables team, and each invoice carries the address and your work order number so it matches the ticket in your records.

Getting a first building started.

Name a building and we will walk it within two business days, with regular service starting within a week. The walk gives us the floor plan, the traffic pattern and the building’s house rules.

To begin, head to the contact page, mention you are with a facility management firm and ask for the vendor packet. Arbor answers inquiries within one business day, and the packet follows from operations.

A few useful answers

Common questions

Can a facility management firm sign with Arbor itself?

It can. Arbor can sign directly with national and regional facility management firms for buildings across Sonoma County and the Sacramento and Stockton areas, with no middle layer required.

Who answers when something urgent breaks on a Sunday?

Urgent calls are answered nights and weekends, and a ticket flagged urgent hears back from us that same day, whatever day of the week it is.

What happens when a job needs more than the ticket allows?

The crew stops at the not-to-exceed figure and we ask you for a yes on the added amount. Nothing above the limit gets done or billed without it.

How soon will our certificate of insurance arrive?

Inside one business day. Your firm and the building’s client can both be named as additional insureds on a $1M each-occurrence, $2M aggregate general liability policy, and Arbor carries umbrella coverage too.

Will your team really work in our ticketing platform?

Yes. Whatever system your firm requires, Arbor works tickets there from acceptance to close, so the history lives where your team already looks.
