Janitorial price calculator: estimate your monthly range
Pick a service, enter your square footage, the kind of building and how many nights you want cleaned, and this janitorial price calculator gives an estimated range before anyone visits. A free walkthrough turns that estimate into an exact price.

Your building’s monthly range, in a few answers.
First pick the service you need: recurring janitorial cleaning, a day porter, or a one-time job such as carpet cleaning, strip and wax, a post-construction cleanup or a tenant turnover clean. For janitorial service, start with three facts about the building: the floor area the crew covers, the type of facility and the number of visits each week. Porter hours during the workday are optional. The range refreshes whenever you change a field, and one button passes it straight into your quote request.
What the estimate is built on.
Four answers about your building shape the range.
- Square footage. More floor means more time on every visit. Enter the space the crew actually cleans, leaving out locked storage, mechanical rooms and racked warehouse aisles.
- Type of facility. A dental suite takes far more care per square foot than an open store, so identical footage lands in a different range from one building type to the next. Choices run from offices and medical suites to stores, schools, churches, manufacturing plants and warehouse floors.
- Cleans per week. Each added night repeats the visit, and the monthly range climbs with it. Pick anything from one to seven. A lighter schedule leaves longer gaps for dust, scuffs and restroom wear to pile up, so each visit has more to clear.
- Day porter hours. A porter on site through the workday is priced on its own and added to the nightly figure.
Read the range as a full-crew figure: insurance, supervisor inspections and everyday cleaning products come out of it, along with what Arbor pays its cleaners.
Why a dental suite takes longer than a store.
After size, building type shifts the range more than anything else. Exam rooms and dental operatories get surface-by-surface disinfection with proper dwell times, and restrooms in a medical office see steady patient use, so a crew moves through them slowly. Open retail floors are the opposite: long runs of hard floor and few rooms, where a crew covers ground quickly.
Schools and churches fall in between and swing with their layout. A classroom wing full of small rooms runs slower than a sanctuary with one big open floor, and both slow down around restrooms and nurseries. For a manufacturing plant, the calculator covers the support areas: offices, break and locker rooms, and restrooms, where shift changes bring heavy use. Production floors, lines and equipment areas are priced at the walkthrough, once we see the work done there. Warehouse open floor is the quickest of all, because a scrubber machine covers the concrete in long passes. If your building pairs front offices and breakrooms with a warehouse floor, run the calculator once for the office area and once for the open floor, then add the two.
Where your building sits on the map.
Labor makes up most of any cleaning bill, and labor costs differ across the three regions we serve. Sonoma County, with wages closer to the rest of the North Bay, lands toward the top of the range the calculator shows. The Stockton area, from Lodi down through Manteca, Lathrop and Tracy, sits toward the bottom, in step with the wider Central Valley. Sacramento and its suburbs fall between the two.
The calculator shows the full spread for every building, so read the upper half for a Sonoma County address and the lower half for San Joaquin County. Our janitorial cost guide compares the regions in more detail.
Why a quote can land above or below the range.
The calculator knows your size, building type and schedule. A walkthrough sees the rest, and these details push a quote above or below the estimate:
- Restrooms and kitchens. Square foot for square foot, they take the longest to clean, so a floor with six restrooms prices differently from one with two. Our restroom deep cleaning adds a periodic grout-and-fixture clean on top of nightly care.
- Floor types. Carpet, vinyl tile, sealed concrete and stone each call for their own routine and their own pace.
- Traffic. A lobby with steady visitors or a breakroom that feeds a full shift needs more attention than a quiet back-office suite.
- Building condition. A space coming off a stretch of light or missed cleaning needs a first deep clean before nightly visits can hold it.
- Day or night. Evening crews work without interruption, while daytime cleaning moves around people. A day porter covers the daytime side.
- Supplies. We deliver paper towels, soap and can liners with our janitorial supplies service, or crews refill from your own stock.
Periodic work goes on its own lines rather than into the monthly figure. Stripping and refinishing hard floors through our floor care service, carpet extraction and window washing each follow a calendar set by the surface.
From an estimate to a price per square foot.
Divide the monthly estimate by the square footage you entered and you have a rate per square foot, the number most cleaning quotes are built on. Set it beside the bands in our guide to cleaning cost per square foot, which also prices four sample buildings, and you can tell whether your schedule sits at the lean or the full end for your region.
The same arithmetic earns its keep once bids arrive. Turn each monthly total into a per-foot rate, line it up against your estimate, and ask any bidder far below it which rooms or nights it left out.
Pricing a carpet or vinyl tile job.
Set the service to carpet cleaning or to strip and wax, enter the area, and the calculator gives a range for a single job rather than a monthly figure. Each job is priced on its own. The cost per square foot comes down as the floor gets bigger, since bringing in machines, moving furniture and taping off edges take roughly as long for a single suite as for a whole wing. For that reason a job under a certain size is billed at a minimum charge.
Our floor care page quotes one per-square-foot range for strip and refinish work; the calculator also applies the size discount a larger floor earns. Carpet methods and timing are on our carpet cleaning page.
Three more choices sit on the same menu. For a day porter, give the hours of daytime coverage and the days a week, and the calculator returns a monthly range. For cleanup after construction or a remodel, enter the square feet of the finished space, and for a tenant turnover, the size of the empty suite or unit; each shows a range for that single job, with a minimum charge for small spaces. In every case the written price still comes from a walkthrough.
Taking your range to a walkthrough.
Treat the range as the opening of a conversation. Press the button under the calculator and your numbers drop into the quote form, so we see the size, building type and schedule before we call. From there we book a free walkthrough at an hour that suits you, walk each room with you and send a written plan with the exact price.
The cleaning itself fits your hours, whether that means evenings, early mornings or weekends, and supervisors return for quality inspections once service begins. Prefer to talk it through first? Call (707) 865-8026 and tell us about the building.
A few useful answers
Common questions
Will my written quote match the calculator?
It gives a fair starting range for a building of your size, type and schedule. The exact figure comes after the walkthrough, once restrooms, floors, traffic and condition are counted.
Which parts of the building should I count?
The rooms and corridors a crew cleans on a normal visit: offices, restrooms, breakrooms, lobbies, halls and classrooms. Leave out locked storage, electrical and mechanical rooms, and warehouse racking that sits outside the nightly route.
Can a small suite use the calculator?
Yes. Every visit has a minimum length, because a crew still unloads, restocks and works through each restroom however small the space, and recurring plans have a monthly minimum, which the range already reflects when a small suite falls under it. Call (707) 865-8026 or send the quote form for an exact figure.
Are supplies part of the estimate?
The estimate covers the cleaning products and equipment the crew brings. Restroom paper, soap and liners are your choice: we supply and restock them, or crews use your stock, and the written quote shows which.
Can I price carpet cleaning or strip and wax here?
Yes. Under Service needed, pick floor strip and wax or carpet cleaning to see a range for one job. Post-construction and tenant turnover cleans work the same way. On the written quote each floor job is its own line, set on a schedule that suits that floor, and we check the floors during the walkthrough.
Can I use the estimate to compare cleaning bids?
Yes. Convert each bid to a monthly rate per square foot and hold it against your estimate. A bid well under the range usually drops rooms, nights or floor work, so find out which before you weigh the prices.
