Your space is the product.
People pick a coworking space for how it feels to work there. When someone walks in for a tour, the open desks, the lounge and the coffee bar are what they are buying, and a sticky counter or an overflowing bin by the printer can lose the sale. Members notice the same things every morning, and they talk about them in the community chat.
Arbor plans coworking cleaning around how your floor actually gets used: which desks turn over daily, which offices are leased by the month, when events run late and when early members badge in. The walkthrough maps each zone with your community manager, and the plan and quote arrive in writing before the first visit.
Hot desks and open seating.
Shared desks see a new person almost every day, so they are reset every visit. Desktops are cleared of crumbs and cups, wiped edge to edge and dried, chair arms and seat backs wiped, and monitor stands and the shared keyboards and docks on hoteling desks cleaned with a product that is safe for electronics. Lounge sofas and soft seating get vacuumed, and side tables are wiped down.
Dedicated desks and private offices are handled the way members prefer. Bins are emptied and floors done every visit, while personal desks are wiped only where they are cleared, so laptops, notes and plants stay exactly where their owners left them.
Window ledges, planters and the tops of shelving dividers are dusted on a rotation, and the entry floor gets its own attention because every member and guest crosses it with whatever the weather brought in.
Phone booths, meeting rooms and the print corner.
Small rooms with doors get used hard and aired out rarely. Phone booth seats, shelves, door glass and handles are wiped, and the booth floor is vacuumed. Meeting and conference rooms get their tables wiped, whiteboards cleaned and markers set back in the tray, chairs pushed in and remotes and conference phones cleaned, so the first booking of the morning starts in a tidy room.
The print and mail corner collects paper scraps, toner dust and stray packaging. Counters are wiped, recycling emptied and the floor around the copier vacuumed. Mailbox fronts and the package shelf get dusted on the schedule in your plan.
The coffee bar and member kitchen.
For most members the kitchen is the heart of the space, and it shows wear fastest. Counters and the sink are scrubbed, the outside of the espresso machine, kettle and refrigerator wiped, dishes left in the sink run through the dishwasher and the floor mopped. Coffee, snacks and drinks stay on the shelves through our breakroom and pantry restocking service, and paper towels, soap and liners come from our janitorial supplies program or from your own stock.
Refrigerators fill with forgotten lunches and half-empty oat milk cartons. The plan can include a weekly clear-out on the day you choose, with a note posted for members the afternoon before, then shelves and drawers wiped and the door seals cleaned. Microwave interiors are wiped every visit, and the coffee grounds bin and compost pail are emptied and rinsed so the kitchen smells of coffee rather than yesterday’s leftovers.
Daytime touch-ups and event resets.
A coworking floor is busiest between nine and five, which is exactly when a nightly crew is gone. A day porter can make midday rounds: restrooms checked and restocked, kitchen counters wiped after the lunch rush, recycling emptied and the lobby straightened before afternoon tours.
Member mixers, workshops and after-hours rentals leave a different kind of mess. The plan can add a reset after scheduled events, with chairs stacked or returned, tables wiped, the kitchen cleared and floors cleaned before members come back in the morning. Carpet in the lounge and event room can be extracted through our commercial carpet cleaning on a quiet weekend.
Flexible offices across our area.
Shared workspace in our region takes many forms. In Santa Rosa and Petaluma it often sits in older downtown buildings with wood floors and tall windows. Sacramento has coworking floors downtown and in Midtown, plus suburban flexible offices around Roseville and Folsom, and the Stockton area adds shared studios and small-business suites near its downtown. Each one has its own layout, hours and member mix.
Whether you run one floor or several locations, each site gets a walkthrough and a written plan for its own rooms, with background-checked cleaners and supervisors who return for quality inspections.
Hours, access and price.
Many coworking spaces give members round-the-clock access, so the crew works in the quietest window your badge data shows, often late at night or before dawn, and keeps noise down for anyone still at a desk. Keys and access cards stay with the crew lead and are kept secure between visits. Your quote reflects the square footage, the mix of open seats and private offices, the number of meeting rooms and booths, kitchen size, visits per week and any porter or event hours.
A few useful answers
Common questions
What happens if a member is at a desk when the crew arrives?
The crew starts in empty zones, uses quiet equipment near occupied desks and saves the vacuuming for rooms nobody is using.
Will you clean private offices that members lease?
Yes. Bins and floors are done every visit, and desks are wiped only where they are clear, so members’ belongings are never moved.
A member mixer runs until ten. Who cleans up after it?
We can. Add event resets to the plan, and the crew comes in afterward to clean the kitchen, return furniture and do the floors before morning.
Can the coffee bar stay stocked without our team placing orders?
Yes. Our pantry restocking service keeps the coffee bar and snack shelves full, and it can run alongside the cleaning or on its own.
We have locations in more than one city. Can one plan cover them?
Yes. Each location gets its own walkthrough and room list, and all of them can sit under one account with one point of contact.
