Good janitorial work is quiet. Bins are empty, restrooms are stocked, floors are clean and nobody had to ask. That steadiness is what we build for, whether your building is a two-suite office in Santa Rosa or a school campus in Elk Grove.
Every Arbor plan starts on paper. We list the rooms, the tasks in each one and how often they happen, then a background-checked crew works through that list on every visit. Supervisors come back to look at the results, so the standard in the third month matches the first week.
High-touch points such as door pulls, light switches, counters, faucets and shared equipment are wiped and disinfected as part of the routine rather than as an afterthought.

Step by step
01
We see every room you want cleaned and ask what bothers you now.
02
Each room gets its tasks and frequency, with a written quote.
03
A background-checked crew begins on the date you choose.
04
Supervisors review the work, and the plan changes when your building does.
Frequency comes down to headcount, hours and how much food and foot traffic the building sees. A school or a busy office with a shared kitchen usually needs a visit every weeknight. A small professional suite often stays fresh on two or three evenings, with the restroom and kitchen covered each time.
Rooms do not all need the same rhythm. Restrooms and breakrooms can be cleaned every visit while private offices and storage rooms are dusted and vacuumed on fewer nights. When daytime traffic outpaces the night crew, a day porter fills the gap.
If you already have a cleaning provider, switching is simple. The walkthrough is the time to tell us what has been frustrating: empty soap dispensers, dusty ledges, a restroom that smells by noon. Each of those goes into the written plan so it gets handled from the first night.
We set a start date that lines up with the end of your current service and sort out keys, alarm codes and access beforehand, so the first visit is a full clean rather than a tour of the building.
Nightly janitorial is priced by the square foot and billed monthly. Based on 2026 market rates for our area, a building cleaned five nights a week usually runs between $0.15 and $0.24 a square foot each month, with the Lathrop and Stockton side at the low end and Petaluma and the rest of Sonoma County at the top. A small suite with a short task list starts near $0.10, and a busy building with many restrooms and a long list reaches $0.44.
The math is square feet times rate, at the frequency you choose. Picture an 18,000-square-foot professional building in Santa Rosa with two floors of offices, a break room on each floor and eight restrooms. At $0.17, five nights a week, the program runs $3,060 a month. Cut the schedule to three nights and the monthly figure drops, since the crew spends fewer hours inside. Add a day porter and it climbs.
Footage and frequency set most of the price. After those come the count of restrooms and break rooms, the split between carpet and hard floor, and how soon the crew can get in after your staff leave. Labor is most of what a cleaning program costs, and the regional bands sit close together, with Sonoma County slightly higher at the top of the range; the cost guide sets out each band. Refinishing floors and extracting carpet show up as separate line items. For a firm figure, book the free walkthrough; the rooms, tasks, frequencies and price come back to you in a written plan and quote.

Yes. We line up the start date with the end of your current service, so there is no gap and no overlap.
Yes. Touch points across the building are disinfected on every visit, and restrooms get it from fixtures to floor.
Call us or send a note through the form. It goes to the supervisor for your building and is put right on the next visit.
Keys, codes and alarm steps are set up before the first night. After that nobody needs to stay on site: the crew lets itself in after hours, cleans, locks up and sets the alarm on the way out.
Yes. The crew brings its own equipment and cleaning products, and restroom paper and soap can come from us or from your own stock.
Yes. A lighter schedule keeps the cost in line with the space, and your staff stop spending Friday afternoons on the restroom and the kitchen.
