Commercial floor care from Arbor.

Floors age faster than anything else in a building. Grit from the parking lot grinds into the finish, and one wet winter can turn a bright entry into a gray path that runs straight to the front desk.

Arbor runs floor care as a program. We scrub and burnish on a regular cycle, strip and refinish vinyl tile when the finish wears through, clean tile and grout in restrooms and kitchens, and machine-scrub sealed concrete in warehouses and showrooms. Wood floors in older downtown offices and tasting rooms get dust mopping and damp cleaning suited to their finish.

The work happens while your building is closed, and the floors are dry and ready when your doors open again.

Matching the method to the floor.

Vinyl composition tile, common in schools, clinics and stores, takes regular scrubbing and burnishing, with stripping and refinishing once the finish wears through. Ceramic and porcelain tile get tile and grout cleaning instead of a finish. Stone in tasting rooms and lobbies needs a gentler method, and sealed concrete in warehouses is machine-scrubbed.

Getting the floor type right comes first, because the wrong process can dull a finish or leave grout darker than it started. Our guide on when floors need refinishing lists the signs to look for.

Marble and terrazzo, cleaned and polished.

Natural stone care covers the marble lobbies, terrazzo corridors and stone entries found in older downtown buildings, hotels and tasting rooms. Crews clean the stone with products made for it, so the surface is never etched, then machine-polish marble and terrazzo back to an even shine.

Polishing runs on its own cycle, booked overnight or over a weekend, so the floor is dry and gleaming when your doors open.

Floors across our regions.

Hallways at private and charter schools in Elk Grove and Davis wear hardest during the school year and are refinished over the summer. Retail entries in Roseville and Citrus Heights take a beating through the holiday season. Warehouse concrete in Stockton, Tracy and Lathrop picks up tire marks and dust that only a scrubber lifts.

In Sonoma County, tasting rooms in Healdsburg and Sonoma often have stone or sealed concrete floors that need care before the busy season. Whatever the building, the work is booked for nights or weekends and finished before people return.

What commercial floor care costs, from scrubbing to strip and refinish

Strip-and-refinish work is priced per square foot of floor, with a minimum charge for each visit. Across our service area, 2026 market rates put most jobs between $0.44 and $1.00 a square foot, with the Stockton-area cities at the lower edge and Sonoma County at the upper one. A large, open floor with light buildup starts near $0.34, and small rooms, heavy old finish or stone restoration reach $3.00. Floor jobs vary more than nightly cleaning, so each one is priced after we see the floor.

Take one summer example. Picture a Stockton charter school with 2,400 square feet of vinyl tile in its main hallway. Stripping the worn finish and laying new coats at $0.62 a square foot comes to $1,488 a round, booked while students are away. Burnishing between strips keeps the gloss up and pushes the next strip further out.

The condition of the old finish sets most of the price, since yellowed or thick layers take more passes to lift. Moving desks and shelving, edging in small rooms and drying time that has to fit inside a weekend all add hours. Restroom tile and grout scrubbing and sealed concrete in warehouses use different methods and are priced on their own. A wet winter wears a lobby faster than a back hall, so the busiest floors go on a shorter cycle. We look at each floor during the free walkthrough and set the cycle and price in a written plan and quote. The cost guide lists carpet and post-construction rates alongside these.

A few useful answers

Common questions

How often should vinyl tile be stripped and refinished?

Busy entries and corridors often need it about twice a year, while quieter floors are stripped by condition. Regular burnishing stretches the gap between strips.

Can floor work happen over a weekend?

Yes. A weekend gives fresh finish time to cure before the building fills again.

Does floor care cover stone floors in tasting rooms and lobbies?

Yes. Stone and tile get a cleaning method matched to the surface, so the floor looks clean without dulling.

Do you refinish school hallways over the summer?

Yes. Summer break is a good window for stripping and refinishing classroom and hallway floors.

What does burnishing do for a floor?

It is a high-speed polish that brings the shine back to a finished floor between full refinishing visits.

How can we tell burnishing is no longer enough?

When the shine fades within days of a burnish, or dark paths show in front of doors and desks, the finish is thin and stripping is due.

What should we move before a refinishing visit?

Clear chairs, mats and anything light from the area. Tell us about heavy or fixed pieces and the crew works around them.
