Post-construction cleaning from Arbor.

Construction dust is fine, pale and stubborn. It sits on window ledges, inside light fixtures, on top of door frames and in every cabinet, and a regular crew ends up chasing it for weeks unless it comes out properly at the start.

Arbor plans the cleanup in passes. A rough clean clears debris and the heavy dust once the big work is done. A final clean goes top to bottom after the last trade leaves. A touch-up right before opening catches what settled overnight.

We work to your opening date, whether it is a new tasting room in Healdsburg, a medical suite in Roseville or an office fit-out in Stockton.

Why Arbor

Steady care,
visit after visit.

Calm, dependable janitorial work that you stop having to think about.

01

A plan written for your building

Rooms, tasks and frequencies are set down before the first visit, so the crew cleans your space rather than a generic list.

02

Work that gets checked

Supervisors come back to look at the results and follow up on anything you point out.

03

People you can hand keys to

Background-checked cleaners who treat your building and your keys with care.

Step by step

How it works.

01

Walk the project

We agree what move-in ready means for this space.

02

Plan the passes

Rough clean, final clean and touch-up around your dates.

03

Clean top to bottom

Ledges, fixtures, glass, cabinets and floors.

04

Hand it over

A space ready for people on opening day.

Three passes, one opening date.

The rough clean follows the heavy trades. Debris, packaging and offcuts go, floors are swept and the thickest layer of dust comes off, which gives painters and finish carpenters a cleaner room to work in. The final clean comes after the last trade packs up and goes top to bottom: ledges, frames, cabinets, fixtures, glass and floors.

The touch-up is the pass people forget. Dust keeps settling for a day or two after the final clean, so a quick visit right before opening catches it. We plan all three backward from your opening date.

Projects across our area.

Tenant improvements come in many forms: an office floor rebuilt in Sacramento, a medical suite fitted out in Roseville or Elk Grove, a storefront reworked in a Manteca retail center. Wine country brings its own projects, from a remodeled tasting room in Healdsburg to a new event space at a Sonoma winery.

Contractors and owners get a certificate of insurance for the job file as soon as the cleanup is booked. After handover, Arbor can stay on for recurring janitorial care, and new hard floors stay protected with a floor care cycle from the first week.

How post-construction cleaning is priced in our area

Post-construction cleaning is a one-time charge per square foot that covers every pass, from the rough clean to the final touch-up. Regional market data for 2026 puts the typical range for these projects at $0.29 to $0.66 a foot, lower for Central Valley projects and higher in Sonoma County. A light tenant refresh with little dust starts near $0.22, and a large build with heavy debris, high ceilings and lots of glass reaches $1.00.

Take a new 5,200-square-foot tasting room in Healdsburg with a bar, a barrel-room event space, two guest restrooms and floor-to-ceiling windows. Priced at $0.48 across all three passes, the cleanup comes to $2,496. A plain office suite with carpet and few windows lands lower; a medical build-out with many small rooms lands higher.

Dust load and detail set the price. Fine drywall dust inside light fixtures, on door frames and in every cabinet takes time, and so do window frames, sticker removal and paint overspray. High ceilings and exposed ductwork need lifts or ladders. Timing matters too: a crew that has to come back after a late trade or work the night before opening costs more than one with a clear week. Walk the site with us before the final trades finish, and we will send a written plan and quote set to your opening date. The cost guide compares project and nightly pricing.

A few useful answers

Common questions

How far ahead should the cleanup be booked?

While the project is still underway. Knowing the finish date lets us schedule each pass without rushing the last one.

Do remodels and tenant improvements need the same cleanup?

Yes. Remodels and suite fit-outs get the same staged cleanup as new construction.

Can the cleanup start while trades finish the punch list?

Yes. The rough clean often overlaps the last trade work, and the final clean waits until the trades are gone.

Is new carpet vacuumed as part of the cleanup?

Yes. New carpet is vacuumed to lift construction dust, and extraction can be added if it saw foot traffic during the build.

Can Arbor stay on for regular cleaning once the project is done?

Yes. Janitorial service can start the night after you open.

What does move-in ready mean for a new office?

Dust-free desks, cabinets and fixtures, clean glass, spotless restrooms and floors ready to walk on, so your team can unpack on the first day.

Is interior glass part of the final clean?

Yes. Interior windows, partitions, tracks and storefront glass are cleaned so the space looks finished.
